You never get a second chance to make a first impression and curb appeal is what creates that very important great first impression. Curb appeal is all the things that make a home look good from the curb. A well landscaped front yard, maybe some landscape lighting, freshly cleaned or painted exterior house and trim, an appealing front entry with a nice welcome mat and maybe some flowers. Without this, potential buyers may not even see the inside of your house. Here are a few tips for using curb appeal to sell your house in the Northwest Valley. And the good news is, even a small budget can make a big difference.

1. Eliminate Clutter

Most sellers realize that they need to declutter the inside of their homes but often times the outside of the home can get neglected. Think about setting the stage for buyers so they want to come inside and see the rest of your home. It needs to look like a picture when potential buyers drive up, according to real estate agent Kevin Kieffer. That means creating a welcoming feel and it starts with the outside. This is why eliminating exterior clutter is one of our top tips for using curb appeal to sell your house in the Northwest Valley.

You may not realize some of the things that create a cluttered look on the outside of your house. If you have kids, you know how much stuff can accumulate and quickly. You’ll want to remove bicycles, skateboards, basketballs, kiddie pools, extra pool toys and garden tools. Make sure all trash is picked up as well. This goes for dead leaves, branches, dog waste, paper or plastic scraps.

2. Beautify the Entry

Remove everything from this area and give it a good cleaning. Make sure the front door is clean. A fresh coat of paint or two can bring it to life. If your doorknobs are dirty or dated try deep cleaning and polishing them first or consider investing in new ones. You’ll be surprised at the difference this will make. The same goes for any outdoor lighting fixtures. New house numbers are another easy way to boost curb appeal. If you have a screen door, make sure it’s in good condition, well oiled so it doesn’t squeak and thoroughly clean. Keep the décor here simple. Either place a big potted plant on each side of the door or hang a simple wreath with a nice doormat.

3. TOUCH UP OR REPAINT THE EXTERIOR

A deep cleaning is a great alternative if your budget doesn’t allow for a new paint job. Another option here would be to just paint the window trim.

4. Concentrate on Landscaping

Landscaping can make or break your curb appeal as it often the first thing a potential buyer sees. If you have grass, mow and trim. Remove any dead or dying plants or trees. Spend a little time shaping, pruning and cutting back any overgrown shrubs, trees or plants. Finish it off by adding a fresh layer of mulch or bark. Landscape lighting can really set the mood and make your house stand out from the competition and there are affordable solar options available making this an easy way to make an impression on potential buyers.

5. Add (or Improve) Outdoor Living Space

If you have a spot either in the front or the back of your house that allows for adding additional living space this can be a huge plus for buyers. Outdoor rooms are very popular right now and can attract more buyers. Here are some ideas to get you started. Adding additional seating, lighting and tying that space together with a nice area rug sets the stage for buyers so they can see what the potential is. An outdoor kitchen or barbecue area with shade and additional seating is another great tip for using curb appeal to sell your house in the Northwest Valley.

6. Hire a Local Agent

Don’t forget that you only have one chance to make a great first impression to potential buyers. Recent studies have shown that half of purchasing decisions are made within the first 60 seconds while a buyer is walking up to a house. It’s important to hire a local agent that knows the area well, knows what buyers are looking for and that can guide you in the right direction. They can make suggestions that can help you determine where you should spend money, what to focus on and what to leave as is.
